normal;">八角湾和芝罘湾，一直以来都是烟台老百姓最为关注的项目，一个位于潜力无限的开发区，一个位于寸土寸金的芝罘区，一直被无数人看好。但是位置靠东的金山湾区，却少有人关注。</p><p style="white-space: normal;">近日，烟台市自然资源和规划局对《金山湾科创城控制性详细规划》进行批后公开。按照《规划》，该区域将建设卢山郊野公园和海林郊野公园，分别打造康养城、大学城和科技城。</p></section><section style="margin-top: 10px;margin-bottom: 10px;"><section style="border-width: normal;">片区以“金山湾科创城”为总体定位，以“蓝湾智城”为发展愿景，目标建设成为山东省绿色低碳高质量发展先行区、具备全球竞争力的新材料产业聚集地、全国产教融合发展示范区、烟威一体化融合发展示范区。<br/></p><p style="white-space: normal;"><br/></p><p style="white-space: normal;"><strong>三、用地空间结构</strong></p><p style="white-space: normal;">结合烟台市国空和金山湾产业规划，基于生态格局、中心塑造、产教研城融合优化提升金山湾空间结构，营造出“一湾五片，一环三心”的片区总体结构。<br/></p><p style="white-space: normal;"><br/></p><p style="white-space: normal;"><strong>一湾：</strong>黄金内湾，融合公共活动与生态体验的黄金内湾，既是片区最重要的生态腹地，也是提供市民可亲近的规模化景观体验。</p><p style="white-space: normal;"><br/></p><p style="white-space: normal;"><strong>五片：</strong>海洋经济产业片区、新材料产业片区、职教科创片区、中央智慧服务片区、姜格庄综合服务片区。</p><p style="white-space: normal;"><br/></p><p style="white-space: normal;">金山湾未来国际科创城位于烟台市东部，隶属于高新区，西距烟台市政府约30公里，东距威海中心城区约30公里，是近几年来烟台重点规划的区域之一。</p><p style="margin-bottom: 15px;white-space: normal;">按照目前公开的规划，这里将对标世界一流高科技园区，打造生态优美、创新领先、国际品质、绿色智慧的“金山湾未来国际科创城”。</p><p style="margin-bottom: 15px;white-space: normal;">除了科创城整体规划公示之外，近期还有多项大工程事关金山湾区。首先就是金山湾职业学校项目的建设。</p><p style="margin-bottom: 15px;white-space: normal;">目前这所学校已经正式动工。项目建成后，将联合恒邦股份、中南大学等企业和高校，共同开发一体化实训教学，打造“科教联动、产学研结合、校所企共赢”的产教融合新模式。</p><p style="margin-bottom: 15px;white-space: normal;">3月底，牟平区公布了青荣城铁金山湾站项目。金山湾站西距牟平站约10公里、东距威海北站约27公里，总投资4.5亿元，计划按照两期方案进行施工。</p><p style="margin-bottom: 15px;white-space: normal;">第一期先建设路基桥梁及线路工程，第二期建设站房等项目。目前，由市交通运输局牵头编制的可行性研究报告已初步完成，正在进行审查准备。</p></section></section><section style="text-align: center;margin-top: 10px;margin-bottom: 10px;line-height: 0;"><section normal;">但从现在趋势来看，烟台东西两翼都在加快发展，金山湾区金山湾区未来将以科技、健康产业为主导，发展高新技术、高等教育、高端康养、高端制造等新产业、新业态。</p><p style="margin-bottom: 15px;white-space: normal;">牟平区作为目前烟台的房价洼地，对购房者还是有很大吸引力的，但是只有房地产没有产业是无法吸引人流进入的，一旦有了人、有了产业，区域发展也就不成问题了。</p><p style="white-space: normal;">而随着湾区各项基础设施的不断完善，相信这里也将成为烟台经济的新增长点之一。未来的牟平区或许将在正在建设中的牟平新城和金山湾区的带动下，迎来新的发展机遇。</p></section></section></section></section></p>
